Sasha Kaplan: Hi! So my name is Sasha Kaplan, I grew up in Malibu, CA. You wouldn’t find me at the beach on my weekends as a kid, I’d be out at the barn horseback riding. I went to Malibu High School, after 9th grade I switched to independent study.

After modeling & traveling back & forth to NY I graduated school. I modeled til I was around 21 & had amazing opportunities traveling around the world! And I was looking for my next path & I turned to real estate! I figured it would be the best of both worlds. 

Tell us about your background in real estate.

SK: Background… well I took a course to learn all the laws & rules then took the state exam! Right after getting my license I interned for a big team over at Hilton & Hyland. I quickly realized working for someone else wasn’t for me… I moved brokerages to Coldwell Banker, found an amazing mentor named Josie Benjamin & the rest is history. After I made the switch to CB I knew real estate was made for me.

What are your top 3 tips for buying a home in today’s climate?

SKBe patient. 

Identify your top priorities in buying a home.

Get pre-approved with a good lender.

What advice would you give to a seller?

SK: Prepare your home to be as attractive as possible. Hire the right agent who will market it properly & best expose your property. Don’t shop commission, shop quality. 

At the end of the day you need to trust your agent to get the job done.

Also, no open houses are happening right now so marketing is key. 

There’s a lot of scamming going around right now, can you speak on that & tell us how to avoid it?

SK: It’s happening everywhere & these criminals are smart. Wire fraud is a real thing & there are horror stories about funds being sent to the wrong place. During escrow, wire instructions will ALWAYS come from escrow directly to the buyer. Be sure to call & confirm with your escrow agent before sending any money. 

If it feels wrong it probably is, so check with your agent. That’s why we are here!!

What are some things people don’t know to look for, but should, when buying a home?

 SK: This is a good one… have a licensed physical inspector do the inspections for you. Don’t assume what you see is the whole picture. 

Also buyers should do their own investigation into the schools & neighborhoods. Get as much info as your can on all the surroundings of the property.

What’s the key to finding a good real estate agent?

SK: Find someone you connect with & trust. At the end of the day, for most people, this is the biggest purchase of their life. It is so so important to work with someone you have 100% confidence in & trust them to walk you through the process.

What questions should we be asking when house hunting?

SK: You should be asking the sellers……

What repairs or updates have been done to the home recently. 

And what on-going maintenance is required…. Maybe sewer or land maintenance.

Since you’re such a hot real estate agent we have to know your beauty tips & tricks. It’s off topic, but we need to know! Tell everyone about the product you recommended to me in Pilates too. 

SK: Ha! So I’m obsessed with taking care of my skin. I wear sunscreen every day even when it’s cloudy & hydrate every night. Recently I’ve been in love with the Charlotte Tilbury Flawless Filter – it gives you a dewy, flawless finish. I like to use it under my tinted moisturizer then again as a highlighter on my cheekbones.

  1. We have open houses every day here in Iowa!!! Wouldn’t not have open houses, stupid! Get out of California if you want to buy a real house with a real realtor.

    1. That was a lame and unprofessional reply. Try again when you mature.

  2. California is one of roughly 20 states that still have not adopted licensing requirements for home inspectors. Sorry, but there is no such thing as a “licensed home inspector” in the state of California.
